Ackergill Tower is believed to date from 1475 and over its 500-year history it was often besieged during feuds between Scottish clans.
It was extended in the mid-19th century by Scottish architect David Bryce and was restored in the 1980s to its former grandeur.
Businessman Mike Clare, who founded bed retailer Dreams, bought and converted it in 2009 but he is now selling the impressive property.
The property currently operates as a country house hotel but has also been an exclusive wedding, party and conference venue in the past.
The five-storey tower is steeped in history but has had 21st century luxuries added and has 32 bedrooms, 31 bathrooms and ten reception rooms including the impressive wood-panelled Great Hall.
There is plenty of additional accommodation in the 30 acres of grounds, including the converted stables which sleep ten people and Europe's largest treehouse, which sleeps two.
The treehouse is in a 150-year-old Sycamore tree and has a 7ft round bed and a large circular bath, as well as 360-degree views of the surrounding woodland and a 'twilight ceiling' so guests can gaze up at the stars through the tree's branches.
Private parties and weddings have been held in the wood panelled dining room. The stunning property is near John O'Groats in Caithness, the most northerly point in Scotland

There is also the Smugglers Inn pub, a beautiful Victorian walled garden, a Bothy and a boathouse.
It also has a lease of shooting and fishing rights over a neighbouring 3,000 acres.
Michael Jones from Knight Frank said: 'It's a totally unique property, the tower is spectacular in itself and the location is also spectacular right on the sea.
'It's currently running as a hotel but for some wealthy people it would be a great place to have a private residence as well - you could certainly do a fair bit of entertaining.
'You could use the main castle as your home and use the other properties on the site as guest accommodation when you need it or as holiday rentals.

'There's a whole variety of possible uses and we've had a real mix of interest from the commercial sector and private owners.
'It looks a long way north, it is at the top of Scotland but there's an airport nearby and helicopters can land at the castle itself.
'It's got stunning views across the water and it's a spectacular position on the clifftop.
'This is a very rare opportunity. There are one or two Scottish castles that come on the market every year but something in this condition, of this magnitude and location is pretty much a one-off.
'I think the last time there were was a property of this calibre on the market was when this was sold ten years ago.'
